At Senmak our values define the non-negotiable standards that guide how we price projects, manage sites and work with clients. Senmak has four core values.

Integrity

Projects are priced properly from the beginning. We don’t win work by underquoting and recovering margins through variations. If something changes, it’s documented and approved before work proceeds. 

Standard 

If it isn’t structurally sound and built to last, we will not put our name on it. Materials and workmanship must meet our levels. We have let people go over this, shortcuts are not tolerated. 

Accountability

We don’t take on more work than we can properly manage. When we commit to a timeline, the team works to deliver and addresses issues early and clearly.

Respect

Respect applies to the craft, the client and the trades working on the project. This includes paying trades properly, maintaining professional sites and recognising that the family name is attached to every build. 

These values help to differentiate Senmak from builders who may rush jobs, underquote or compromise quality.

Budget
Projects are delivered using fixed price contracts wherever possible. Work is clearly costed before construction begins and variations are documented and approved before work proceeds. If a documentation error occurs, Senmak takes responsibility for the cost. 

Timeline
Contracts include a clear start and estimated completion dates. A project schedule is provided at commencement and clients receive regular updates and fortnightly site meetings throughout the build. Clients receive structured updates and clear documentation of decisions and variations throughout the project. 

Quality
We will not hand over work that does not meet our standards. If workmanship falls below the expected level it is rectified before handover, without exception. 

Trust
Senmak is fully licensed and insured and works with long-term tradespeople. Over 80 percent of trades have worked with the company for more than 10 years. We maintain clean, organised and respectful environments. 

Our Process - How We Work With you

Over 25 years Senmak has refined a clear structure designed to give clients clarity and confidence. 

1. Site Walkthrough
   The team meets the client on site to review goals, budget expectations and project constraints. 

2. Concept Estimate
   Within roughly 1–2 weeks the client receives an early estimate based on concept plans to test feasibility before detailed documentation begins. 

3. Budget Alignment
   If required, the design or selections can be refined to align with budget without compromising structural integrity. 

4. Formal Quote
   Once the scope is clear, a detailed quote is prepared within approximately 2–3 weeks. 

5. Fixed Price Contract
   Contracts document start dates and estimated completion timelines. 

6. Construction
   Typical renovation or extension builds run approximately 6–7 months with fortnightly site meetings and ongoing progress updates. 

7. Handover
   A final walkthrough is completed and the project is handed over only once Senmak’s standards are met.
